Viewings & Reservations
How do I book a viewing?
You email or phone us and we will arrange to meet you at the house. We need to give the present tenants in the house at least 24 hours notice of viewings.
Please book an appointment as a whole group.
How do I reserve a House?
You will need to reserve the house by paying a one off reservation fee of £50 per student (this will be deducted from your Deposit). Once this fee is paid, we will stop marketing the house to other students for 10 days.
We will send you an Application Form to complete and a Draft Copy of the Tenancy Agreement. Within 10 days or reserving the property we will meet you to complete the paperwork. Sign the Tenancy Agreement, pay Deposits in full, completed Application Form together with student ID.
Why do students choose a property for the next academic year in December, January or February?
Most Agencies release their letting lists November/December. You have a better choice of properties earlier on. If you wait until the summer you will be left with a minimal choice.
Some of our properties are currently reserved. What does this mean?
This means that the paperwork is currently being completed. In order to not miss out, please check out our available properties.
When is the normal let period for Knowle Lettings properties?
Unless otherwise stated on the property page, the let period for Knowle Lettings properties is usually between 1st July to 30th June. Check in is from 4.00pm on 1st July and Check out 30th June is by 12.00 noon latest.
Are bills included in the cost of the weekly rent?
Bills are not included in the prices advertised on our website. You will be responsible for paying these between your household, however for an extra £12.50 per person per week on top of the weekly rent, you can choose to have our all inclusive bills package. Please see below for further information.
Do you offer an all inclusive bills package?
Yes. For an extra £12.50 per person per week on top of the weekly rent, you can choose to have our all inclusive bills package which includes gas, electricity, water, broadband internet & TV licence.
Please note all students in your property would need to choose our all inclusive bills package for this to be available to you.
How do I calculate monthly rent?
Our rent prices are displayed per week, to work out how much it will cost you per month you need to multiply the amount x 52 and then divide by 12. For example £65pppw x 52 = £3380 divide by 12= £281.67 per person per calendar month. Multiplying by 4 will appear cheaper but is working on a 48 week and not 52 week year.

Why are we called Knowle Lettings when we let student houses in Selly Oak?
We live in Knowle, Solihull simple as that - we decided to go into letting student accommodation when our two sons went to University.

What is an Accredited Landlord?
